Quick answer

What Is a Site Plan, and Do You Need One?

A site plan is a scaled drawing of your property that shows the property lines, existing buildings and the new work you plan to build, with the distances between them. Most building departments ask for one with permits for decks, fences, pools, sheds, additions and new homes. It is not a land survey.

What it shows
Property lines, setbacks, buildings, driveways and the proposed work, drawn to scale with a north arrow.
Who asks for it
Your city or county building department, and often your HOA’s architectural review.
What we need
Your property address and a short note on the project. A survey, sketch or photos help but aren’t required.
Site plan vs. survey: what’s the difference?

Example site plan

Example site plan for a new rear deck A 100 by 80 foot lot facing the street. The existing house sits 22.5 feet back from the front property line and 25 feet from the side line. A new 25 by 12.5 foot deck is attached to the rear of the house, 20 feet from the rear property line. The plan also shows the setback lines, driveway, a shed, trees, a north arrow and a scale bar. FAQ

Questions, Answered Briefly

Can’t find yours? Send it with your address and we’ll answer it in your quote.

All FAQs
Is a site plan the same as a survey?

No. A survey is a licensed field measurement of your boundaries. A site plan is a scaled drawing of the property and the proposed work, usually drawn from records, a survey or your information. Many permits accept a site plan; some require a survey.

Do you need to visit my property?

No. We work from your address, county parcel records, aerial imagery and any survey, sketch or photos you send.

How much does a site plan cost?

It depends on the property, the project and what your county requires. Send your address and project, and we reply with a price before any work starts.

How long does it take?

It depends on the drawings needed. Your quote states the turnaround, and rush delivery can be requested.

Can you stamp my plans?

Yes, where required. Our licensed Professional Engineer partner reviews and seals eligible plans in the states where they’re licensed.

What if my permit office asks for changes?

Send us the reviewer’s comments. We revise the drawings to answer each one so you can resubmit.

Do you work in California?

Not for site plans. California law treats locating property lines as land surveying, which requires a licensed surveyor.

What file formats do I get?

PDF sheets ready to print or upload to your permit portal. Ask in your quote if you need another format.
